First Time Barrie Homebuyers Expectations

Barrie real estate first time buyer

As a first time Barrie homebuyer you may not know exactly what to expect in house prices and types of homes. It may come as quite a shock to find out exactly what you can afford and what is out of your price range when you first start looking at the Barrie homes available.

A lot of first time homebuyers have a palace in mind when they can really only afford a small home. This is something that every agent must address at some point in his career, and it must be handled early enough so that the buyer can learn what to expect and not get his hopes up. The Barrie real estate market is still quite affordable when compared to the GTA, however, home prices have risen here recently and at this time prices are somewhat stretched.  No matter where you are buying in the Barrie reales estate area some basic do’s and don’t’s remain true. E.G. It’s a really good idea to sit down with your agent before you even start looking at homes and discuss what you really need from  the property. There is nothing worse than getting into an agents car and then switching up ideas too much as you go. This is especially true if you are buying your home with a partner as although you may think that you have the same desires in mind, when it comes down to it, often you don’t.

Setting a price

If you are searching for your first home you must first have a price in mind and your budget will determine the type of house you can afford. This is one of the many questions we will discuss when we initially meet. There is an important difference between what the bank will lend you and what you may feel comfortable paying back. Just because the bank will lend you the funds doesn’t mean you should take them !

There are typical features you can expect to find in a Barrie home that fits into your price range. You can find out what type of square footage you can expect in the home, the location and the kinds of amenities available in the areas of town you can afford. We can explain these to you so that you understand the type of house you should be looking for and why.

Rural areas

If you are willing to commute into town, you can explore your real estate options on the outskirts of Barrie. You can find more house for less money the further you travel away from the city and sometimes you can get a house that is almost double the size for the same price. If you don’t mind traveling, this is a good way to start with a home purchase. Many of the properties in Essa, Springwater, Innisfil and Oro are however, on a well and septic. This isn’t necessarily a bad thing, although you should talk this through with us first to ensure you are comfortable with not having municipal services. Do remember that moving further away from the city may take you further away from your place of work. As I am writing this the price of gas has hit around $1.30 a litre, those travel costs can add up significantly.

As a first time Barrie homebuyer you will have some important decisions to make. You will probably own this home for many years to come so don’t rush into a buying decision without total clarity. You can use our guidance to help with this decision and to answer any questions you may have.

The bottom line, give us a call before you are ready to start looking and let us help you plan your purchase, we have done this many many times and a little planning goes a long way.
